1. Who pays the rent?

The social housing provider is your tenant, not the people living in the property.

The provider is government funded and uses this money to pay your rent directly to you each month for the length of the contract.

2. How long are the contracts?

5 years.

3. Do I need a letting agent?

No, the social housing provider manages the property and the occupants living in it. You do not need to pay for a letting agent so you keep more of the rent as your profit each month.

They will also arrange any repairs where they don't carry them out with their own maintenance teams. Making it as hands-off as possible for you as the owner.

4. Who pays for the maintenance?

The social housing provider covers most of the running repairs in the property under the contract, some even cover repairing the boiler.

Each provider has different contracts so they don't always cover the same repairs. It's important to read the contracts thoroughly for each property to understand who is responsible for what.

They do not cover structural repairs, these remain the responsibility of the landlord but you must take out buildings insurance which could cover some of these repair costs.

5. Who pays for damages?

The social housing provider. They are contracted to pay for all damage to the property by the occupants.

6. Who pays for the bills?

The social housing provider pay for all of the bills directly with suppliers.

7. Do I need insurance?

Yes, you need to have an insurance policy on the property as per the terms of the contract with the social housing provider.

8: Where are the properties located?

All of the properties we work with are in the East Midlands. We work directly with the social housing providers to secure projects in areas where they have current demand for new properties.

9: Can I buy with a buy-to-let mortgage?

The projects are exclusive to cash buyers due to the timescales needed to complete on the purchase and complete the build process.

10. Can I buy through a limited company?

Yes, you can buy through a limited company.

11: Who owns the property?

You purchase the property from the current owner. You own 100%.

The transaction is done through the solicitors in the same way as any other property transaction and you would become the new legal owner once conveyancing is complete.

Once you own the property, Bluerock Developments handle all of the renovations and changes that need to be made as part of our end-to-end project management service as well as securing the lease directly with the social housing provider once the works are complete.

12: Are these rented by the local council?

No, these are let to large private companies who become your tenant, they then house service users within the property. These companies have been awarded contracts from the UK government along with funding to provide this accommodation.

You Purchase & We Do The Work

You purchase the property directly from the current owner. Once completed, our build team handles the project end-to-end, turning your new property into a fully compliant and social housing ready HMO, even including the furnishings!

We Secure The Contract

We work with the social housing provider on your behalf to finalise your 5 year contract and complete the snagging and sign-off process so the occupants can move in. Once signed, you start getting paid 100% of the rent from day 1.
